The letting process
We understand that landlords seek out different levels of service from their letting agents. We have a level of service to suit your needs. If you are thinking of letting your property out, one of our Directors can meet you at your property and guide you through the letting process. There is no obligation to use our services until you’re ready. We will listen to your requirements, provide a market valuation, talk you through our thorough tenant vetting procedures, show how we will advertise your property through excellent presentation. We can also advise on planning for unforeseen circumstances and current legislation. Our Directors have the knowledge and experience to answer your questions and concerns.

Introduction service
- We market your property until a suitable tenant is found, always accompanying viewings
- Arrange an Energy Performance Certificate if required*
- Arrange a Gas Safety Certificate if required*
- In House Comprehensive and impartial referencing Including Credit Check
- Full Inventory and Schedule of Condition
- Prepare the tenancy agreement including proscribed deposit information
- Collect one month’s rent in advance together with a security deposit equal to at least one month’s rent
- Forward initial rent payment and Deposit monies with full statement and commission invoice. Copy of the Tenancy Agreement
- Register the tenants deposit with a Tenancy Deposit Scheme if required
- Monitor and arrange tenancy renewals for further fixed terms*
- Issue Section 21 notices requiring possession when appropriate*
- Actively advise and arrange for rent reviews including service of notices*
Rental collection service
In addition to the services carried out in our Introduction Service
- Collection and payment of rent using BACS
- Forwarding of monthly statement via e-mail or post
- Submitting accounts to your accountant if requested
- Issuing of Section 21 notice included in fee
- Full Inventory and Schedule of Condition included in fee
- Actively advise and arrange for rent reviews including service of notices included in fee
Full management service
Tenants prefer managed property - More and more tenants request managed properties. It allows a more professional service and removes the emotion sometimes attached to property from both sides.
- In addition to the services carried out in our Introduction & Rent Arranging maintenance and repairs as necessary, including obtaining estimates and liaising with both contractors and the tenant on all matters
- Carrying out quarterly inspections of the property and providing you with, when appropriate, a written report about issues arising from our visit
- Gas & electrical safety inspections arranged and certificates supplied*
- Arranging for the utilities to be registered in the tenants name for the duration of the agreement together with taking meter readings
- Processing the return of the tenant’s deposit, less any charges for cleaning, replacement of items and outstanding rent
Asset & portfolio management
We are not Freehold Managers. However, many of our clients own blocks of units which require communal management in addition to just single unit management. We recognise the need to ensure the fabric of these investments is managed correctly. We are happy to advise on such requirements and will liaise with our trusted contractors and surveyors to carry out a number of services.

Receivers of rent
In recent times we are under increased instruction as ‘Asset Managers’ for ‘Receivers of Rent’
From ‘Tenant Finder’ to ‘Full Asset Manager’ we advise on strategy for receivers of rent in turn under instruction from mortgage companies. We fully understand the process and are very successful in ensuring that the ‘Asset’ yields profitably until exit. Equity Residential work in partnership with Endsleigh to offer all of our Landlords low cost, specialist Landlords Insurance. As your Letting Agent we would like to stress the importance of taking buildings and/or contents insurance when letting out your property.
